They all worked together to find the best solution to integrate the new structure into an existing home with appropriate plumbing and heating extensions.

All drawings can take 1-2 months to complete with detailed specifications, but what if you don’t like the plan and want different part locations. Revisions can go on for weeks or even months until everything is agreed.

I hope your law does not limit you to the extra size you are considering and that it is not necessary to claim it. Once everything is checked, additional permits can simply be approved within a month and construction can begin.

Some houses have limited access space, some have hard ground with rocks, and some are located in areas where it rains a lot. Modular houses have everything prefabricated and only need to be connected, which takes no more than 3 days. The rudimentary connections of an average home extension project take about 2-3 weeks.

Interior finish- This is where things start to get complicated. This addition to the home takes most of the time. Most modular homes do not complete any finishing in the shed and everything must be done on site. This step begins with finishing the drywall and ends with painting. We estimate that the interior finish takes about 2 months to do the additional 1000 square meters.

Exterior finish- Although outside work can last a month or even longer on background projects, we generally do not include it in our advancement. Indeed, all exterior work can be scheduled during interior finishing. Experienced home builders and general contractors can’t waste time and manage home expansion schedules wisely.

To see- If there is urgent work, the landscaping work around the house can also be completed in parallel with the interior work. The time-saving potential exists because interior work takes the longest to complete, but builders prefer to leave landscaping last. This makes the overall project complete and beautiful. One of the questions I hear most is, “How long is it going to take to build my home?” So I’m going to give you a realistic timeline for the completion of a home \u0026 go over the process. The timeline I’m giving you is for an average sized home, without delays. Really, the best way to get an accurate timeline is to ask the model home agent to give you a realistic expectation of when the home should be completed. When you choose to build, prepare yourself for some delays. Most delays that I’ve seen are due to a shortage of workers, but weather, a shortage of supplies, \u0026 unexpected damage to a component of the home that can’t be replaced quickly, like cabinets. I should add that frequently delays happen before construction even begins. The architect \u0026 the city often have piles of plans to go through. Some cities are really slow to review the home plans \u0026 process a building permit, most likely because they are overwhelmed with large amounts of requests from home builders \u0026 unfortunately, the builder cannot start on your home without a permit from the city.

So, to get an accurate timeline to build a home, we first need to define the starting point. For most builders, it starts when they pick up the permit from the city. Also, build schedules can vary from one region to another based on different building practices.

July 1 Pick up permit from the city. The first thing the excavator will do is mark the homesite so they know where to dig.

July 2 Dig the hole

July 3 Pour footings

July 4 (Holiday)

July 5 Foundation. Concrete needs time to cure or harden so we can’t start framing. But, there are still things that can be done.

July 8 Sub-rough plumbing. They’ll run the sewer \u0026 waterlines from the street to \u0026 through or under the foundation wall.

July 9 Window wells installed \u0026 damp-proof tar applied to the exterior foundation walls.

July 10 Water \u0026 sewer lines will be run to the appropriate locations for the kitchen, bathrooms \u0026 etc.

July 11 Next, they’ll back fill the dirt back in around the foundation wall \u0026 compact the dirt.

July 12 They’ll pour the concrete basement \u0026 garage floors \u0026 the gas line is run.

July 15 Framing starts. This is the first spot in the build process where the build schedule can change drastically. For an average size home, framers shouldn’t need more than 10-11 days, but in this example, we’ll give them 2 weeks.

July 29 the Frame complete

July 30 HVAC, Plumbing – Exterior concrete

July 31 Exterior doors, windows installed \u0026 gas fireplace. Electrical \u0026 Roofing begins

Okay, so the build schedule that I just laid out, is a more aggressive timeline than what many builders use. This schedule doesn’t include delays. When a trade doesn’t show up on the day they’re scheduled, it can have a ripple effect. Often, this will cause huge delays. If you choose to build, you will need to be patient.

If a home builder is able to stick to this schedule, it would take, about 3 months.
